
Thousands of jobs are soon coming soon to East Montgomery County with Viva White Oak, a mixed-use development already underway along FDA Boulevard.
Viva White Oak is a 280-acre “master planned community” designed to connect Montgomery County’s life sciences sector with Prince George’s County’s “innovation corridor,” according to Montgomery County’s and Viva White Oak’s websites.
At the intersection of New Hampshire Avenue and Cherry Hill Road, the land use will include a town center, a world-class biology and life science center, retail, medical offices, townhouse and multifamily residential, educational and public open spaces.
Phase One of the more than 18-year development will entail major infrastructure and road improvements, including 33,000 linear feet of new roads. From the latter half of 2025 through 2033, developers will work on the construction of more than 79,000 square feet of medical office space, 500,000 square feet of retail, close to 1,300 apartments and a 175-room hotel with meeting space, according to Viva White Oak’s timeline.
The second phase, from 2031 to 2043, will include 1.3 million square feet of life sciences office and laboratory space, 400,000 square feet of life sciences manufacturing space and a 150-room hotel to “support innovation,” according to the website.
By this time, residents can expect nearly 2,500 more housing units to be delivered and just under 4,000 permanent on-site jobs.
At its completion, Viva White Oak plans to boast a total of 9,100 new permanent jobs, $4.6 billion in annual economic output, $62 million in annual Montgomery County revenue and 18 acres of forest conservation. The “mixed-use district” will also include a new elementary school and park, as well as public amenities such as bike lanes and an interconnected community path, according to the website.
MCB Real Estate, a Maryland developer responsible for Viva White Oak, officially revived the project in early 2024.
